Jakarta races ahead despite challenges

PHENOMENAL: Jakarta’s rapid growth is set to continue despite glitches

At the end of 2012, practically every property report had cited Jakarta as the top investment destination in Southeast Asia in 2013. Foreign direct investment grew by 39 per cent in the first half of 2012 and demand for property in Jakarta was strong, resulting in year-to-year office rents jumping by 29 per cent. Despite difficulties such as securing bank loans and getting reliable local partners, analysts and market observers enthused that Jakarta held significant promise.
 
Fast forward six months later, has Jakarta fulfilled its promised? Apparently yes, as indicated by recent news reports. Despite the challenging backdrop of a massive 44 per cent hike in petrol price, a Sydney-based property developer, Crown International Holdings Group is looking to tie up with a local developer to build a Jakarta-based apartment project valued at a minimum of Rp1 trillion. It looks like there is no let-up to the hot property market there. 
 
Crown believes the apartment living trend in the Central Business District (CBD) will grow more entrenched in the coming years due to the bad traffic condition in Jakarta. Traffic is so bad that nowadays people prefer to stay in apartments close to their workplaces. That way, they save 2 - 3 hours being stuck in traffic jams on a daily basis. They even shop in malls close by. The target market is rich local Indonesians buying for their own occupation or buying to let to the large expatriate market. 
 
Crown’s analysis of the market is supported by statistics. Jakarta saw a 38 per cent jump in its residential luxury market prices last year, primarily in what is termed as “critical housing” – apartments in CBD that are in very high demand due to the overcrowded and congested conditions in the teeming metropolis of 12 million.  
 
Huge pent-up demand
 
The Indonesian economy has been chalking up growth of about 6 per cent every year for the last five years, so there are more people with money but so are there more of the middle and lower income groups as well. This has increased the demand for property, says Andri Marsetianto, a property analyst who does consulting work for a state-owned company. 
 
“Apartments are certainly the new property of choice because they offer security, safety and easy access,” he continues. 
 
The target market is usually local young professionals or the newly rich who can afford the Rp30 million price tag in downtown CBD area. These posh areas are where you can see imposing skyscrapers, trendy shopping malls and fancy condominiums. And the number of these apartments being built is increasing even as their prices and rentals climbed in double-digit figures. 
 
This is because of a huge pent-up demand, says Andri, backing up his statement with his observation that in Jabodetabek, he saw every new housing cluster (168 units) and apartment (about 300 units) launched sold out within a day with a coupon system.
 
“Apartments still dominate here because of the lack of prime affordable land. The prime locations are CBD Sudirman, Kuningan, Menteng, Senayan, Kebayoran Baru, Pondok Indah, Kemang, and TB Simatupang in South Jakarta. MT. Haryono in East Jakarta, Pantai Mutiara and Kelapa Gading in North Jakarta and Puri Indah in West Jakarta,” reveals Andri. 
 
The property analyst adds that the building boom will be sustainable because of the increasing population, development of commercial properties such as malls and offices in the surrounding areas and the building of new transport infrastructure such as monorail, mass rapid transit (MRT) and new toll roads. “There is also a belief among the communities in the West and North of Jakarta that investing in properties is not just for capital gain and business support but also for feng shui purposes.” 
 
Double-digit growth
According to Colliers International, the average apartment price in the CBD has climbed 26 per cent year on year from Rp25.9 to 32.6 million per sq m while prices of apartments similarly jumped in South Jakarta by 25 per cent year on year from Rp17.8 to 22.5 million per sq m. 
The average asking rental rates in the CBD has also climbed significantly by 11.2 per cent quarter on quarter from US$23.69 to US$26.34 per sq m per month. 
 
In the office sector, during the first quarter of 2013, the average asking base rental rates in the CBD continued to rise increasing by 8 per cent (US$) and 6 per cent (Rp) QoQ. This increase in rental rates was mainly driven by the scarcity of good quality office space with only a 3 per cent vacancy rate in the CBD. 
 
The retail market continues to perform well too with average asking base rental rates for all class shopping centres in Jakarta rising 3 per cent QoQ to Rp468,084 per sq m per month. Rental rates are expected to rise further as retail space is quite limited in 2014 - 2015. 
In the industrial estate sector, during the first quarter, overall land prices in all regions saw a 10.5 per cent increase on average. 
 
Jumping in or not? 
 
With such a red-hot market, surely more foreign developers would follow suit?  A query to SP Setia Bhd elicited this response, “Currently, we have a representative office in Jakarta and are open to any opportunities that may arise in the future”, which was essentially the same thing that they said when they first opened their representative office back in April 2012. 
 
Perhaps there is another side to the story? A source commenting on Crown’s proposed entry into the Jakarta property market said that it’s a good development as it would “raise up the quality and credibility of developers in Indonesia which still leave much room for improvement. 
“Hopefully with foreign competitors, other than better quality developments, a sense of responsibility and credibility can be heightened. There is no check and balance or governance that oversees the property market in Indonesia. Consumers have no protection against the risk of local developers defaulting on delivery of their projects.” 
 
This may sound good for developers, both local and foreign, but an expatriate who declined to be named said whether they are developers or buyers, the truth is that in many areas in Indonesia, the justice system still favours the highest bidder, and if foreigners are pitted against the locals, usually the locals will win. 
 
Hazy ownership laws
 
Hence, if you ever get into a legal wrangle in respect of your property in Indonesia, don’t count on the merit of your case. As it is, the law on foreign ownership of property is still not very clear. 
 
Any foreigner who wants to buy property in Indonesia must have a temporary stay permit (Kitas) or permanent stay permit (Kitap) and fulfill several related rules. Foreigners have rights over property for a maximum of 25 years only which could be extended up to 70 years. 
There are however several other ways for a foreigner to invest in property in Indonesia. The safest is by forming a foreign investment company (PMA), which can own titles to build on or utilise land. The PMA can also be used as a legal entity through which nominee agreements can be made. 
 
With this, a foreigner can nominate a “trusted” Indonesian citizen or company to buy freehold land for them, and then use a number of documents to ensure that the foreigner still retains his right over the property. The documents include a contract (rental or purchase) transferring the property to the nominee, a loan agreement that shows that the foreigner has “loaned” the purchase price to the nominee, a “Right of Use” agreement which enables the foreign investor to use the land and a Power of Attorney which allows the investor the authority to sell, transfer or dispose of the property as well as to represent the nominee in any dispute regarding it. Although this method sounds legitimate, it is not a 100 per cent guarantee that in the event of a dispute with the nominee, the foreigner’s rights would be protected.
 
 Traps for unwary? 
 
Thus, despite the overwhelming promise of the Jakarta property market, it is still full of traps for the unwary. At the same time, it is not easy to get a loan in the relatively under-developed mortgage market. 
 
Don’t forget too the many unsavoury aspects of a fast industrialising country which is overcrowded.  There are many serious environmental issues such as illegal deforestation, over-exploitation of marine resources, wildfires that cause heavy smog as is happening right now and pollution that comes from traffic jams, etc.
 
Andri is however quick to point out that the traffic jam problem is a multi-dimensional problem, because it relates to the economic growth in Jakarta, the increasing numbers of cars and motorcycles coming to Jakarta, the flood, the need for proper mass transportation, etc. 
 
“Maybe the MRT and monorail cannot resolve the traffic situation, but they can reduce the traffic congestion over time. The local government of Jakarta should also impose a moratorium on new malls to reserve more supply of land for public facilities and green lung areas. It’s also becoming a trend now for big developers to incorporate green features into their developments.” 
 
In the final analysis, Andri feels that property is still a favourite investment instrument for the middle class in Indonesia during these times of rapid growth. The price in general is still lower than in Malaysia and is one eighth the price in Singapore. That being the case, it will be some time more before Jakarta’s rapid growth cools off or becomes unsustainable.

3) Jangan membaca atau menulis di dalam bilik atau kawasan yang tidak cukup cahaya,terutama membaca sambil tidur melentang.( Pastikan cahaya yang cukup untuk menerangi bahan bacaan atau penulisan anda ).

4) Jangan membaca di dalam kenderaan yang sedang bergerak.

5) Jangan memaksa mata untuk memfokus melihat sesuatu objek atau tulisan yang mata anda tidak mampu untuk melihat dengan jelas,kerana keadaan tersebut akan memberi tekanan pada mata anda.

6) Selalulah memandang pada benda2 yang berwarna hijau seperti timbuh2an,terutama pada sebelah pagi.

1) Jangan sesekali mengelap kanta cermin mata anda dengan tisu, kerana ia boleh merosakkan permukaan kanta tersebut.

2) Elakkan dari terkena bahan2 chemical seperti body spray atau apa saja perfume yang berasaskan bahan tersebut.

3) Jangan meninggalkan cermin mata anda di dalam kereta yang terdedah di bawah cahaya panas terik matahari.

4) Kepada cek mek molek tu, kalau boleh elakkan memakai cermin mata ketika memasak,kerana bahang panas tersebut boleh merosakkan lapisan anti silau pada kanta tersebut.

5) selalulah membilas cermin mata anda pada setiap hari,dan laplah ia sampai keringggggg.

TUNJUK BUKTI KALAU DAH KAHWIN - MISHA OMAR

"Saya tidak pernah berkahwin dengan mana-mana lelaki sekalipun. Jika benar saya pernah berkahwin tunjukkan buktinya dan anda boleh merujuk nama saya di mana-mana Pejabat Agama," ujar Misha Omar, atau nama sebenarnya Samihah @ Aisah Omar, 31, menjawab persoalan mengenai statusnya semalam. 

Misha berkata demikian bagi menjawab tuduhan bahawa beliau sudah berkahwin dan sekaligus mencabar individu yang menuduhnya mengemukakan bukti. Tambah Misha, dakwaan tersebut telah menyebabkan pernikahannya dengan juruterbang Malaysia Airlines System (MAS), Fiross Ezwan Rosly tertangguh. 

 


Tambah penyanyi itu, dia memang mengenali individu yang menyebarkan fitnah tersebut dan amat kesal kerana tuduhan itu benar-benar mencalarkan reputasinya. 

Untuk makluman, Misha membuka mulut berikutan gosip kononnya perkahwinannya dengan Fiross, 31, tertangguh disebabkan Misha menanti surat cerai daripada bekas suaminya iaitu seorang ahli perniagaan di Kelantan. 

 

"Saya sangat kecewa kerana betapa saya menjaga nama baik saya selama ini, ia dicalarkan dengan tuduhan berkenaan. 

“Saya tahu siapa yang bercakap tentang hal ini dan dia sering mencari kesilapan dan perkara negatif tentang saya. Saya harap lelaki itu tampil jika benar saya pernah berkahwin," jelasnya. 

 

Terdahulu, menurut Misha, dia dan Fiross telah memilih Februari 2014 untuk diijabkabulkan sebagai suami isteri selepas mendapat persetujuan keluarga kedua-dua belah pihak. 

"Namun tarikh sebenar perkahwinan akan ditetapkan pada Hari Raya Aidilfitri nanti kerana keluarga kami akan berjumpa untuk berbincang semula,” katanya.

"Penayangan Filem secara percuma ini bukan sahaja sekadar mengisi aktiviti sepanjang Festival Kuala Lumpur tetapi ia merupakan salah satu platform terbaik mempromosikan filem-filem tempatan serta dapat menggalakkan para pelancong dan rakyat Malaysia untuk menonton filem tempatan," demikian kata Ketua Pengarah FINAS, Raja Rozaimie Dalnish Shah. 

Menurut beliau lagi, judul filem yang dipilih kali ini merupakan filem terkini dan mendapat sambutan semasa ditayangkan di pawagam tempatan. Beliau berharap agar orang ramai dapat hadir untuk menonton filem ini dalam suasana yang berbeza. 

 

Tambahnya, program ini merupakan salah satu pengisian bagi menyemarakkan penganjuran Festival Kuala Lumpur 2013 yang akan berlangsung sepanjang bulan Julai 2013 ini. 

"Penganjuran Festival Kuala Lumpur yang masuk tahun ke-8 ini akan memberi peluang kepada masyarakat dan pelancong mendekati keindahan dan kepelbagaian seni budaya dan warisan selaras dengan aspirasi Kerajaan menjadikan Kuala Lumpur sebagai hub kebudayaan dan kesenian antarabangsa", Ujar Raja Rozaimie.

  • FANDI Ahmad has refused to be drawn into a war of words with Kelantan coach Bojan Hodak ahead of tomorrow's FA Cup final.

    The Johor Darul Takzim coach, while annoyed with Hodak's assertion that Kelantan would successfully defend the Cup, said he preferred to see his side do the talking on the pitch.
    "I agree that Kelantan are the favourites and we, the underdogs but in saying so, this also means that Hodak's team will be the ones under more pressure to successfully defend the Cup," said Fandi in Johor Baru yesterday.
    The relationship between the two teams has been strained since Darul Takzim successfully lured Norshahrul Idlan Talaha from Kelantan in the pre-season, with the player even buying out his contract.
    Some have used this to 'motivate' the Kelantan players ahead of the final but Fandi said he is not worried.
    "Talk is cheap as football must be played on a field. Let Darul Takzim's play do the talking."
    There is some worry in the Darul Takzim camp though as four of Fandi's regulars are nursing injuries.
    Midfielders Andre Rocha da Silva, Safiq Rahim, Haidin Azman and defender Muhd Tuah Iskandar Jamaluddin are all on the casualty list while Mohd Aidil Zafuan Abdul Razak will miss the final after he was sent off in an MSL match against LionsXII last week. By Jassmine Shadiqe

    Paulinho the hero

    A TOWERING Paulinho header saw Brazil edge Uruguay 2-1 on Wednesday in an ill-tempered Confederations Cup semi-final in Belo Horizonte to set up a final with either world champions Spain or Italy.

    Fred scored from close range two minutes from half-time to calm the nerves of the five-time world champions and Confederations Cup title holders after Diego Forlan had first missed a penalty for Uruguay.
    But Edinson Cavani levelled three minutes after the restart and thereafter the hosts were rocking before Paulinho rose high to plant a firm close-range header past Fernando Muslera in the Uruguay goal to pull off a barely deserved victory.
    "A Brazil match against Uruguay is always really an emotional rollercoaster for me," said Julio Cesar, who said he knew Forlan would fire his penalty to his left.
    "I played with him at Inter Milan -- but it was a good stop."
    Cavani said the penalty miss was "a shame as we were playing well but we have to take it on the chin."
    Uruguay coach Oscar Tabarez, who led Uruguay to the Copa America title in 2011 to book a berth here, was sanguine afterwards.
    "We played with passion and made it tough for them. But we will learn from the experience," Tabarez said.
    Matches between the South American neighbours have long been tense affairs -- not least since the Uruguayans shocked the Brazilians in the 1950 World Cup final in Rio to deny their hosts a first title.
    But what gave this meeting added spice were pre-match comments by Uruguayan skipper Diego Lugano labelling Brazilian starlet Neymar a diver.
    The Brazilian Football Confederation (CBF) issued a furious rebuttal of the claim, but there was clearly no love lost between the sides as they snapped into tackles and scrapped for every bit of territory.
    Brazil made a sluggish start and Lugano was to the fore as he won a penalty for the Uruguayans after 16 minutes.
    The veteran defender tussled with Chelsea centreback David Luiz in the box and went down -- but Chilean referee Enrique Osses quickly spotted that Luiz had tugged on his rival's shirt and gave the spotkick.
    Uruguay's record goalscorer Forlan stepped forward but placed his low kick too close to Julio Cesar, the Brazilian keeper diving away to his left to push the ball round the post and elicit a deafening cheer from a 60,000 crowd at the Estadio Mineirao.
    Around twice that number were in the streets, kept out by a police cordon as they joined yet another protest against crumbling public services and government corruption as well as the multi-billion dollar bill for staging major sporting events.
    Police said beforehand they expected trouble but Brazil, mindful of coach Luiz Felipe Scolari's urging them to make their countrymen proud, finally awoke from their nervy slumbers and took the lead two minutes before the break with their first chance of note.
    Neymar chased a long punt down the left and stretched to flick the ball across goal for Fred to poke home a scissors kick finish from the edge of the six yard box, sparking pandemonium in the crowd.
    By then, Neymar had certainly spent some time on his back -- yet the Barcelona-bound 21-year-old was a marked man as Cavani earned a booking for yanking him back.
    Yet Brazil were still nowhere near to finding the flowing form which had brought three wins and nine goals in the group stage and three minutes after the restart Uruguay were level through Cavani, the Napoli man threading a left-foot strike past Cesar.
    Some dreadful defending saw the hosts fail to clear their lines as Luiz, Thiago Silva and Luiz Gustavo lost their bearings and Cavani drilled in hard and low to stun the home support.
    Forlan then had a half-chance to atone for his earlier faux pas but fired straight at Cesar.
    Scolari reacted to an increasingly leaden showing taking off Hulk, replacing him with local favourite Bernard.
    Scolari also took off Oscar and sent on Hernanes in an attempt to inject some fresh drive.
    Yet it was Uruguay who were turning the screw with first Luis Suarez heading fractionally over from a Forlan cross on 73 minutes before Cavani turned Hernanes inside out and slid an effort just wide as the Uruguayans attacking trident almost embarrassed a shaky home back four.
    But with four minutes remaining Neymar whipped over a corner from the left and Paulinho outjumped Martin Caceres and seal their place in the final. AFP

    Tapi, bagi pendapat Pengembara Ilmu, tak semestinya sebegitu. Kalau korang makan banyak-banyak jugak tapi still kurus jugak, macam mana??macam lah sorang kawan Pengembara Ilmu nie, memang suka makan, tapi badan maintain je..jelous pun ada..so, tak boleh nak kata orang kurus sebab kurang makan..
    Ha..Tak kisahlah badan kita kurus atau gemok, yang penting kita mesti jaga kesihatan diri. Itulah perkara yang paling-paling penting. Bak kata pepatah, “Badan Sihat, Otak Cergas”. Barulah bleh jadi budak pandai..Sapa yang tak nak pandai kan?? Selain tu, badan yang sihat juga membawa kepada kecerian hidup. Ye lah, kalau sakit slalu mesti tension…
    Jadi, disini terdapat beberapa cara-cara untuk menjaga kesihatan diri korang. Lpaz nie korang try-trylah untuk mengamalkannya.

    Pemilihan pemakan yang sihat adalah amat penting untuk semua manusia di muka bumi ini sebab ia merupakan apa yang korang akan makan. Kalau korang makan makanan yang tak sihat, effectnya kesihatan korang pun tentulah akan terjejas dan sebaliknya. Pemakan yang sihat terdapat pada pyramid makanan. Korang perlu elakkan makanan yang berlemak sebab boleh membawa kepada macam-macam jenis penyakit seperti sakit jantung, darah tinggi dan sebagainya..jangan kena sakit hati pulak ye..

    Cara nie memang mudah. Korang hanya perlu minum air 6-8 glas sehari. Tak susah pun minum air nie kan. Sekarang pun teknologi dah canggih. Korang tak perlu masak air lagi dah. Tadah je air kat paip korang, then minum. Memang mudah kan. Tapi pastikan rumah korang ada “penapis air” tu ye..Jangan korang minum air paip yang belum di masak tu sudah..minum air nie bertujuan untuk melancarkan peredaran darah dan membersihkan kotoran dalam tubuh badan. Air nie mestilah air kosong atau air masak. Jangan pulak korang minum air berges atau air yang manis-manis. Memang tak kan sihat lah jawabnya.

Dan yang paling penting, dengan bersenam akan dapat menguatkan dan menyihatkan jantung.     Rancang pengebumian sendiri


    London: Ketika orang biasa sibuk merancang sambutan hari lahir atau merancang percutian apabila berusia 40 tahun, Angelica Bull pula memilih merangka pelan pengebumiannya sendiri.
    Di sebalik usia yang masih awal dan tidak menghidap sebarang penyakit, Angelica mula membuat perancangan itu tiga tahun lalu. Katanya, semua butiran pengebumian itu dicatatkan, termasuk jenis bunga yang akan dijadikan hiasan, lagu yang akan dimainkan serta jenis keranda yang diingini.

    “Tidak ketinggalan, tempat saya dibaringkan untuk diberi penghormatan terakhir serta jenis hidangan kepada tetamu,” katanya. 
    Menurut Angelica, 43, dia menyimpan wang bernilai £6,000 (RM29,498) untuk menampung kos menguruskan mayatnya.

    Kata pekerja pentadbiran itu, pengebumian berkenaan menggambarkan bagaimana dirinya mahu dikenang.

    Sebagai seorang yang sentiasa membuat perancangan awal dalam semua perkara, sesetengah kawannya menganggap dia aneh. “Tetapi mereka tidak akan menganggap saya pelik jika saya mati esok,” katanya,. Wanita berasal dari Bermondsey di Tenggara London itu berkata, dia memikirkan perancangan untuk mati ketika berusia 40 tahun.

    “Semua orang berkata, hidup bermula pada usia 40 tahun, tetapi saya asyik terfikir jika keadaan sebaliknya berlaku,” katanya. Angelica mula mengumpul katalog dari syarikat menguruskan mayat untuk mencari keranda yang sesuai serta kelengkapan lain. Untuk muzik, Angelica memilih tiga lagu, iaitu The Sheik Of Araby oleh Louis Prima, One nyanyian U2 dan Gimme Shelter (Rolling Stones).

    Making the most of their holiday in Italy, Hayden Panettiere and Wladimir Klitschko showed up at the Giorgio Armani Menswear presentation today (June 25).
    The “Heroes” hottie and her boxing beau were both all gussied up as they casually strolled into the Milan Meswear Fashion Week Spring Summer 2014 event.
    As for her hit show “Nashville,” Panettiere told press she’d love to mix things up and have Sean “Diddy” Combs as a guest star next season.
    “I want P. Diddy to be on the show. I was like, ‘Let’s mix it up a bit, we could do a duet! That would be pressure!”

    Stars Catch "Charlie and the Chocolate Factory" in London


    Headed out for a fun night on the town, stars of all sorts made their way to the press night of "Charlie and the Chocolate Factory" in London, England on Tuesday (June 25).
    Making it a family-filled evening, Sarah Jessica ParkerMatthew Broderick and their son James all hit the red carpet at Theatre Royal before heading in for the exciting main event.
    Also on hand was "Kill Bill" stunner Uma Thurman who looked stunning as she worked the media line in a chic black and white ensemble.
    The newly-adapted musical hits the stage this month and is a version of Roald Dahl’s iconic same-titled book which was first published in 1964.
    "Charlie and the Chocolate Factory" will be directed by Sam Mendes, with music by Marc Shaiman and Scott Wittman.
